The Private Rented Sector (PRS) Database - are you ready?
The UK Government will begin a regional rollout of the Private Rented Sector (PRS) Database in England from December this year - with landlords to pay £65 per property per year to register. It is compulsory for all private sector landlords to sign up to the new database, which is being introduced under phase two of the Renters’ Rights Act with fines up to £7,000 for non compliance.
You will be given a three-month window to comply with the new rules, with all landlords to registered by 14th November next year. Our window to join is 15th March 2027 with the whole of the South east to be registered by 14th June 2027.
We expect to have to download all the property safety certificates to this register so that it provides a one stop shop for tenants and the local authority to check that properties are compliant.
We anticipate that the following documents and information will form part of the requirements:
- Landlord Personal Data/Identification and service address.
- Property Details.
- Gas Safety Certificate.
- Electrical Installation Condition Report (EICR).
- Energy Performance Certificate (EPC) currently at E or above but due to change in 2030 to C.
- Smoke and Carbon monoxide alarm compliance.
- Any utilities included in the rent.
- Tenant details.
