A picturesque equestrian smallholding enjoying a tranquil rural setting in a convenient edge of village location.

Bank Field is situated in a quiet rural location within the High Weald Area of Outstanding Natural Beauty, off Skinners Lane on the south west edge of the pretty village of Catsfield which offers local services including a village store, post office and public house.  The main B2204 Battle to Ninfield Road is in close proximity providing excellent access to surrounding towns and villages.  The historic market town of Battle is some 3 miles to the north east and offers a broad range of shops and services whilst the larger seaside centre of Bexhill is 5 miles to the south.

Bank Field comprises a picturesque parcel of approximately 3 acres of mostly pasture with a small pocket of woodland in the south west corner, enjoying an elevated position to the southern boundary with wooded countryside views.  The property enjoys a tranquil setting, enclosed by a combination of mature trees and hedges and stock fencing with an attractive woodland shaw known as Trout Stream running along the northern boundary.  The property benefits from a mobile timber field shelter and small metal storage unit, set close to the entrance.  The land is accessed off the north side of Skinners Lane via a metal field gate set slightly back from the road from where the land slopes gently down to the stream.

A public right of way exists across the holding leading into the property via a wooden stile adjoining the metal field gate at the entrance off Skinners Lane.  The footpath traverses the eastern section of the land before exiting via a pedestrian bridge over Trout Stream on the northern boundary.

Mains water is presently connected to the holding via a steel drinking trough set centrally on the northern boundary.  Water supply arrangements to be confirmed by, and negotiated with the Vendor.

The property is offered for sale via private treaty, as a whole, with vacant possession upon completion.

The Vendor is seeking to place an overage clause on the land in view of any significant long term development.

Strictly by appointment with the Vendor’s Sole Agent, Samuel & Son.    Limited viewing can be undertaken from the public footpath crossing the eastern side of the property.  All viewings are undertaken at the viewer’s own risk.   Horses and livestock may be grazing the land.

From the direction of Heathfield, take the B2096/Battle Road continuing eastwards for about 10 miles before turning right onto the A271 road.  After just under half a mile turn left onto the B2204/Catsfield Road.  Proceed for 1.2 miles before turning right onto Powdermill Lane/B2204.  Continue for half a mile through Catsfield village and just after the Post Office turn right onto Skinners Lane.  Proceed for about 0.2 miles and the entrance to Bank Field will be seen on the right hand side, identifiable by a Samuel & Son ‘For Sale’ board.
