An attractive smallholding with agricultural/equestrian potential in a secluded yet accessible location.

SITUATION
Ridge Fields lies within the High Weald AONB to the south east of Heathfield, set in a secluded position off Goldings Lane at Turners Green enjoying wonderful countryside views and well positioned for access to the local road network and surrounding towns and villages. The market town of Heathfield and the historic town of Battle are some 4 and 8 miles distant respectively, both offering a good range of local shops, supermarkets and amenities. The town of Hailsham, situated some 7.5 miles to the south, has a market with regular livestock and machinery auctions as well as a monthly Farmers Market whilst the equestrian centres of Golden Cross and Crockstead are both nearby.

Ridge Fields presents an excellent opportunity to acquire an attractive smallholding with potential for equestrian/agricultural use and development (subject to all necessary consents) with excellent transport links to surrounding towns and villages whilst enjoying a secluded and peaceful situation. The property extends to some 18.2 acres of well maintained pasture, managed previously by grazing and forage production. The land is subdivided into two field parcels of mostly level pasture, sloping gently down to the eastern boundary and is enclosed by way of a combination of stock fencing and mature trees and hedgerows. Access to the property is off the east side of Goldings Lane via a metal field gate set slightly back from the road and leading directly into the holding. There are no public rights of way across the property.

SERVICES
Mains water is connected to the holding and ditributed via a drinking trough situated in the western field parcel. The property had formed part of a larger holding and the purcahser may need to establish an independent supply. There is no mains electricity connected to the holding but it is thought that there would be a supply nearby in the road.

LOCAL AUTHORITY
Wealden District Council.

METHOD OF SALE
The property is offered for sale via private treaty, as a whole, with vacant possession upon completion.

VIEWING ARRANGEMENTS
