Location
The Star Garage Plot enjoys an easily accessible location off the south side of the A271 road in the desirable village of Boreham Street set on the edge of the High Weald Area of Outstanding Natural Beauty backing onto open fields and enjoying views towards the Pevensey Levels Nature Reserve. Description
An increasingly rare opportunity to acquire a cleared, levelled and secured plot with full planning consent for six new homes. The proposed scheme allows for four detached four bedroom units and two semi-detached three bedroom units, all with allocated private parking and gardens. A further planning application has been submitted to Wealden District Council by the Vendor for garaging to serve the four detached units. Vehicular access to the finished development will be off Boreham Hill/A271 via a shared entrance drive leading to parking areas and garaging (subject to pp) set to the rear of the dwellings. Three of the detached units front Boreham Hill with the remaining units fronting Boreham Lane, all having independent pedestrian access at the front from the highway.
Present access into the development site is directly off Boreham Hill/A271 via a set of secure steel mesh gates with the site secured on all highway boundaries by 2.4m high timber hoarding with other boundaries being secured by existing boundary fencing/hedging or temporary fencing. A portable office/welfare unit is on site and can be included as part of any sale for the benefit of the purchaser.

Planning
Outline planning was granted under reference WD/2013/2079/O by Wealden District Council for six new homes on the site. An application for the outstanding reserved matters was approved on 9th March 2017 under reference WD/2016/2990/RM.

A large part of the conditions attached to the planning consent have already been addressed by the Vendor including Archaeology (7), Contamination (8 & 9) and foul drainage disposal (5 & 6) and the Vendor intends to submit an application to discharge conditions prior to the tender deadline date.

A further full planning application has been submitted to Wealden District Council by the Vendor under reference WD/2017/1982/F for the addition of four garages within the existing consented scheme to serve the detached dwellings only. A decision is expected early November.

All planning documentation is available upon request from the Vendor’s Agent.

Services
Foul drainage from the site has been installed in agreement and cooperation of the local Environment Agency Inspector. A Deed of Easement has been executed with owners of adjoining properties to allow for access and maintenance of underground services to the plot.  The plot is served by an existing three phase power supply. Initial enquiries have been made of UK Power Networks to establish potential routes of supply for the connection
of mains power to the new development. UKPN have provided maps and purchasers are advised to make their own enquiries of UKPN as regards the cost of supply to serve the new dwellings within the proposed development.
An independent mains water supply is connected to the site.

Tenure & Possession
The property is offered freehold with vacant possession upon completion.

Overage
Purchasers should note that there is presently an overage registered on the property Title. However the Vendors have reached an early settlement which will allow the property to be sold unencumbered of any overage.
