SITUATION
The Sump is situated in an isolated and rural position in the heart of the Sussex Countryside with no near neighbours yet within easy distance of surrounding towns and villages. DESCRIPTION

The property lies on the site of an old mill pond previously used in conjunction with the Mill House to the south. The property is now a haven for flora and fauna throughout the year with magnificent bluebell banks in the spring months.

The woodland has (subject to the necessary consents) potential to be returned to its original form for a range of possible amenity and recreational purposes. No public rights of way exist across the property.

DIRECTIONS
From the A26, head south out of Crowborough and upon passing the Crowborough Beacon Golf Course, take the first left after approximately 1km, signed Chillies Lane. Access to the property can then be found after 1.9 miles on the right hand side opposite High Hurstwood Church of England Primary School down a 150m private lane on the right hand side. Alternatively, heading northwards from Hailsham or Eastbourne on the A22, once at the Black Down roundabout, take the second exit (A26) signed towards Tunbridge Wells. After approximately 1.5 miles turn right onto Rocks Lane, and at its terminus turn left onto Hurstwood Road, thereafter the property can be found after approximately 0.7 miles on the left hand side as per the directions above.
