SITUATION
The land lies at the north of the picturesque
village of Hankham set in a commanding
position with wonderful and uninterrupted
views of the surrounding countryside. The
property has good road access off Hankham
Street which links to the main A22 and A27
roads. The market town of Hailsham is some
4 miles to the northwest whilst the coastal
town of Eastbourne is some 6 miles to the
southeast, both providing a wide range of

DESCRIPTION
The land lies in a single block enclosed by
way of a combination of post and wire fencing
and mature hedgerows and extends to about
21.5 acres comprising approximately 18.5
acres of arable land with about 3 acres of mixed deciduous woodland located in a single
block on the northern boundary. The property
is at its highest point on the eastern boundary
whereafter it slopes down to the north and
west. Access is off Hankham Street via a
galvanised field gate whereafter an access
track leads up to a further gate entering into
the land itself.
DIRECTIONS
From Hailsham town centre head southwards
out of town on the A295. After a quarter of a
mile turn left onto the B2104. Follow this
road for just over 2 miles before turning left
onto Glynleigh Road signed for Hankham.
Continue on Glynleigh Road for just over a
mile and upon reaching a ‘T’ junction turn
right onto Hankham Street. After about a
quarter of a mile a property named Horns
Cross Farm will be seen on the right hand side.
After passing this property, the entrance to the
land will be seen immediately afterwards on
the right. A steel field gate sits at the entrance
to the property with the access track climbing
gently up to the land itself.
Alternatively, approaching on the A27 from
the Pevensey area, proceed westwards on the
A27 for about 3 miles and at the roundabout
take the first exit onto Golden Jubilee
Way/A22 heading to Eastbourne/Polegate. At
the next roundabout take the first exit onto
Ditton’s Road /B2247 direction Stone Cross.
Pass over one roundabout and after just under
a mile, turn left at the traffic lights onto the
B2104/Hailsham Road. Almost immediately,
turn right onto Hankham Road signed for
Hankham. Continue through the village for
about a mile whereafter the entrance to the
property will be seen on the left hand side.
ACCESS AND RIGHTS OF WAY
A public footpath follows the very southern
boundary of the property, entering via a
wooden style at the southwest corner and
exiting via the field gate off Hankham Street to
the southeast.
The property is sold subject to and with the
benefit of all existing rights, both public and
private.
SERVICES
We are told that whilst there are no services
connected to the property at present, both
mains water and three phase electricity are in
close proximity and would be made available
to any successor in title to connect on to.
