Land at Badgers Mead, Litlington, East Sussex

SITUATION
Land at Badgers Mead is situated in the picturesque village of Litlington, some 7 miles northwest of Eastbourne, enjoying a tranquil setting with panoramic views of the Cuckmere Valley and South Downs. There is excellent access to an extensive network of footpaths and bridle paths from the village.

DESCRIPTION
A unique opportunity to purchase an attractive parcel of land accessed off the main Litlington Road via a private concrete drive leading to a double garage (20’ x 17’) with parking area in front. A field gate leads into delightful lawned gardens extending to approximately a third of an acre with mature shrub and tree plantings to the borders. Beyond the gardens and accessed through a further field gate is just over an acre of well maintained pasture land, suitable for the grazing of livestock or horses, sloping very gently towards the western boundary where it overlooks the Cuckmere River and valley beyond. The land is enclosed by way of mature trees and shrubs and stock fencing. There are various established outbuildings that have been used for the housing of livestock and associated storage. No public rights of way exist across the property.

DIRECTIONS
From Eastbourne/Polegate, take the A27 westbound in the direction of Brighton. Having passed Polegate on the bypass, continue on the A27 for just under 2 miles before turning left onto The Street (Wilmington) direction Litlington. Head south for 1.5 miles continuing onto Chapel Hill for half a mile and then The Street (Litlington) for another half a mile. Having arrived in the village of Litlington, the church will be seen on the right hand side. Shortly afterwards a row of terraced houses will come into view on the west side of the road. Access to the property is via a private concrete drive located at the end of the terraced houses and opposite the entrance to Litlington Tea Gardens.
