SITUATION
Christmas Farm lies about a mile to the east of the picturesque and historic village of Dallington set in a commanding position within the High Weald Area of Outstanding Natural Beauty with stunning and uninterrupted views of the surrounding countryside. The property has significant road frontage with access off the B2096 which links to the main A21 road. The market towns of Battle and Heathfield are located some 6 miles to the southeast and 6 miles to the northwest respectively and provide a wide range of amenities.

DESCRIPTION
Christmas Farm lies in a single block extending to about 40.3 acres. The land comprises 32.4 acres of permanent pasture divided into six field parcels enclosed by a combination of mature trees and hedgerows, stock fencing and areas of mixed deciduous woodland extending to about 7.8 acres, the largest parcels of woodland being located on the northern boundary. The property is at its highest point on the southern boundary whereafter it slopes down to the north. The property is accessed from the B2096 via galvanised field gates. There are public footpaths that follow the very eastern and western boundaries and a further public footpath that crosses the property on its western corner. The Sugar Loaf stone folly, standing 35ft high and constructed by the infamous ‘Mad Jack Fuller’, abuts the western boundary but does not form part of the property.

DIRECTIONS
From Heathfield High Street head northeast on the A265 and up Mutton Hall Hill, continuing straight over at the crossroads. After about 500 yards take a right turn onto the B2096 signposted Battle. Proceed for about 5½ miles through the villages of Punnetts Town and Three Cups and about a mile past the Dallington turn off, the property will be seen on the left hand side. The distinct stone ‘Sugar Loaf’ folly marks the western boundary of the property and can be seen from the road.

Alternatively, approaching from Battle, head northwest on the A2100/High Street toward Mount Street. At the roundabout take the second exit onto the A271/North Trade Road. After about a 1½ miles turn right onto the B2096. Proceed for just over 4 miles whereupon the property will be seen on the right hand side.

Mains water is connected to the property from a supply in the road via a number of drinking troughs.
