General remarks and information

SITUATION
The land is located off the south side of Harts Green Road linking Sedlescombe to Westfield, via a private track. Situated approximately 4 miles to the east of Battle and 6 miles to the north of Hastings, the holding is well located in terms of its proximity to local amenities, road access to the A21 and larger surrounding towns.

DIRECTIONS
From Battle head south east on A2100/High Street toward Mount Street and continue to follow the A2100. After approximately half a mile, turn left at Marley Lane and continue for approximately 2 miles before turning right onto the A21. After a mile turn left on to New England Lane, then after half a mile turn right at Harts Green. The access to the property is found on the right hand side after about a quarter of a mile. Pass through the field gate at the entrance to the drive (ensuring that you shut it afterwards), continuing along this track and the property is approximately 100 yards after sharp left hand corner. Alternatively from Hastings head northwest on A21/Bohemia Road. Following the A21 for approximately 5 miles, turn right in to New England Lane. After about half a mile turn right at Harts Green. The access to the property is found on the right hand side after approximately a quarter of a mile. There on follow the directions as above.

DESCRIPTION
Set within a single block of permanent pasture (shown for identification purposes only, outlined in red on the plan attached to these details) the holding extends in total to about 2.7 acres. The property has a right of access over a private track (shown for identification purposes only marked in blue on the plan attached to these details). Gently sloping southwards and enclosed by stock fencing, the block is accessed by a 5-bar field gate. A row of poplar trees runs along the north and east side of the boundary and a number of silver birch trees have been planted throughout the property with potential to develop the area further into parkland. A mobile field shelter is currently located in the south west corner. No public rights of way exist across the property.

SERVICES
Water is supplied by a mains connected tap on the northern edge of the property.
