GENERAL REMARKS AND STIPULATIONS
SITUATION
The land is situated in a favoured rural yet accessible location off Cricketing
Lane with good road frontage on its southern and western boundaries and easy access from
the main A271 road. Occupying an elevated position providing views over surrounding
countryside on the northern outskirts of the popular and picturesque village of Herstmonceux.
The market towns of Hailsham and Heathfield are some 9˝ and 3˝ miles distant respectively
whilst the historic county town of Lewes is some 14 miles distant.
DIRECTIONS
From our office in Heathfield head south out of town on the Hailsham Road
towards Horam. On reaching Horam, turn left at the T-Junction and onto the A267, staying
on this road for some 4 miles. On reaching the Boship Roundabout, take the first exit and
join the A271. Follow the A271 for about 3˝ miles and then turn right onto Cricketing Lane,
immediately before ‘The Truggery’ shop. The entrance to the property will be seen after
approximately 500 yards on the left hand side where a short mud track rises up from the road
leading to a post and wire gate.
Alternatively, from Hailsham, leave the town centre heading northwards on the A295 for
about 1 mile. At the junction, turn right onto the A271 and thereon follow the instructions as
above.
DESCRIPTION
A single block of approximately 7 acres (tbv) of pasture, and for
identification purposes only, outlined in red on the plan attached to these particulars.
Enclosed on three sides by way of mature hedging the land enjoys an elevated position
allowing for wonderful views across surrounding farmland and countryside beyond. A public
right of way exists across the land shown as a footpath on the Ordnance Survey and runs
north to south. The Vendor will install a stock proof fence along the eastern boundary as part
of the sale. The land is currently down to grass making it suitable for the grazing of horses or
livestock.
SERVICES
There are currently no services to the property but we anticipate that connection
to both electricity and water would be possible from supplies nearby. Additionally, the
Vendor will permit the purchaser to connect water to the property through neighbouring land
in ownership, the cost of which would be negotiated separately.
