Directions
From the A22 Boship Roundabout, head north on the A267 for approximately 3.9 miles and then turning left after the May Garland public house on to Chiddingly Road. Misty Meadow will be found approximately ¾ of a mile thereafter on the right hand side with access via a five bar galvanised steel field gate.

Alternatively; if travelling from Heathfield, take the Hailsham Road (B2203) for approximately 2½ miles. At the T junction in Horam village turn left on to the A267 towards Hailsham and after approximately ½ a mile turn right on to the Chiddingly Road whereafter Misty Meadow will be found after ¾ of a mile on the righthand side.

Situation
Misty Meadow is situated in a rural location within the heart of the High Weald Area of Outstanding Natural Beauty. Set close to the village of Horam, the market towns of Heathfield and Hailsham are both within 4 miles, with the larger town of Tunbridge Wells 18 miles to the north.

Description
The land, is shown for identification purposes only outlined in red on the plan attached to these details. A single block of permanent pasture slopes gently northward to a small stream. Currently the 6.6 acres of grassland have a few shrubs/saplings with the potential to become a pleasant block of parkland. It is enclosed by a combination of post and wire fencing, mature hedges, shrubs and trees and provides for excellent grazing with two established water points. The paddock contains a 17'6" x 30'0" concrete shed with lockable sliding door and lean-to (9'6" x 7'6") all under a fibre cement roof. This is adjacent to an approximate 6.5m x 10m concrete apron. A skinless poly tunnel (57' x 17') lies to the east of the field with an associated water point. At present there is no electricity connected to the property, however, we are told this would be easily obtainable.

Access is through a five bar steel galvanized field gate into a shared access for all vehicles at all times.
