SITUATION
The land is situated in an unspoilt rural location close to the South Downs. It is easily accessed from the A22 and is found approximately one mile south of the village of Golden Cross. Set approximately 5 miles north west of Hailsham Town centre and 10 miles east of Lewes, the land enjoys excellent road access to the A22, the A27, and is immediately adjacent to a public bridleway.

DIRECTIONS
From Lewes, head north on the A26 turning right onto the B2192 signed Ringmer. Continuing through Ringmer, at the mini roundabout turn right on to the Laughton Road signed Hailsham. At the junction with the A22 turn right and after approximately 1/3 mile turn right onto Deanland Road, adjacent to the Golden Cross Public House. The land is located approximately 1 mile further south at the first sharp bend in the road. Alternately, from Eastbourne and Hailsham, head north on the A22 turning left at the Boship Roundabout. Continue for approximately 2 ½ miles to Golden Cross thereafter following the directions as above.

DESCRIPTION
The land, shown for identification purposes only outlined in red on the plan attached to these details, is a block of approximately 38 acres split into two enclosures by hedges/mature tree screens. Currently down to permanent pasture, the land gently undulates with some areas of wetland. The holding is entered via a field gate from Deanland Road. No public rights of way cross the property, but a bridleway borders the northern tip of the block together with a plethora of footpaths surround the immediate vicinity. There is water connected to the site.
