General remarks and information

Situation
The land is situated in a prominent rural location, the heart of the Pevensey Levels, on the outskirts of Pevensey village, East Sussex. Eastbourne town centre is approximately 4 miles to the south.

Directions
From Eastbourne seafront take the A259 towards Bexhill and Hastings. At the Pevensey roundabout (with the Esso Garage adjoining) turn left back towards Polegate whereafter the property will be found immediately on your righthand side after approximately 50 yards. Alternatively from Hailsham take the A22 towards Eastbourne joining the A27 at Polegate. Continue on to the A259 where approximately 50 yards before the Pevensey roundabout the property will be seen on the lefthand side.

Description
The land for sale, shown for identification purposes only, outlined in red on the plan attached to these details, extends in total to approximately 4 acres. Fenced into two paddocks (one large and one small) the area has previously been used for the keeping of horses. Despite its low lying topography, it is relatively dry given that the land drains into the adjoining Pevensey Haven which runs along the block's entire northerly boundary. Fishing rights are in hand along 270 metres of river frontage. There is no water or electricity established to the site. Access to such is via an established right of way through an adjoining field (shown in blue on the plan) and/or via the bridle way from the A259. We are told that an enforcement notice was placed on the property in 1993 which precludes the use of the site for clay pigeon shoot and/or the erection of any buildings whatsoever.
