Situation
The land is situated in a prominent rural location both within and on the outskirts of the village of Hankham, near Pevensey, East Sussex. Directions
From Hailsham head south on the B2104 and after approximately 6 miles, just before the A27/A259 underpass and Stone Cross junction, turn left towards Hankham whereafter the various blocks will be found to either side of the Glenleigh Road after about half a mile. Alternatively from Eastbourne town centre head north eastwards along the seafront on the A259 taking the B2104 through Langney to Stone Cross. Go straight over the main junction, under the A27/259 flyover, and immediately turn right into Glenleigh Road, following the directions thereafter as highlighted above.

Description
The land for sale is shown, for identification purposes only, outlined in red on the attached plan. Extending in total to approximately 50 acres, the large majority of the five blocks are currently arably cropped by Priesthawes Farm Limited. All areas have good roadside access into open and unencumbered areas. There are no fixtures and fittings or services in any parcels and in most cases, in particular where there is to be subdivision of an otherwise larger area, it will be the purchaser's responsibility to fence off and subsequently maintain agreed boundaries. Equally, depending upon the packages to be negotiated, it is possible that blocks could be drilled and established with grass.

Town and country planning
All areas are currently considered to be agricultural in their make up. We are minded, nevertheless, that alternative uses could be established, subject to enquiries being made and/or consent being granted from Wealden District Council.
