General remarks and comments

Description
Doctors Farm, extending in total to approximately 52 acres as shown for identification purposes only on the plan attached, is situated in the High Weald Area of Outstanding Natural Beauty and has the topography of a typical holding within such. With undulating fields, sub-divided and enclosed by a network of traditional hedges, ditches and wooded shaws, extensive views are enjoyed from all areas across the holding to countryside beyond. Having double road frontage, and access from both the Netherfield Road and Penhurst Lane, the unit is readily served with water and is suited to the keeping, and overwintering, of livestock. With recent permission having been granted for a general purpose agricultural building, the unit could be considered as a self sufficient smallholding.

Directions
From Heathfield take the B2096 towards Battle. Having passed through the villages of Cade Street, Punnetts Town, Three Cups and Dallington, the entrance on the Netherfield Road will be found approximately 200 yards before the Darwell Hole crossroads on the righthand side. Alternatively, from Battle take the A269 towards Hailsham, turning on to the B2096 Heathfield road after approximately half a mile. Having passing through the village of Netherfield, and continued on to the bottom of the hill, the property will be found on the lefthand side approximately 200 yards after the Darwell Hole crossroads.

Tenure
Freehold possessory Title will be granted upon completion.

Fixtures, fittings and services
The holding is partially fenced with troughs providing water to those areas not supplied with natural sources.

Rights of way
To our knowledge there are no public rights of way crossing the holding. There is however, between points A and B on the plan, an established timber extraction route although we are unaware of this having been used recently.

Subsidies and grants
The area is recognised on the Rural Land Register with Single Farm Payment Entitlements having been established and subsequently activated thereon. These are to be made available by way of separate negotiation. An Entry Level Scheme has as yet to be established. This would, nevertheless, be very easy to achieve without any changes or alteration to the make up or existing management of the holding.
