Situation The land is situated in a prominent rural location, to the south of Bodiam village and directly in front of the historic castle, on the Staplecross road. Enjoying far reaching views across open farmland to countryside beyond, with the Kent and East Sussex Railway and the River Rother/Castle to the other makes for a quite unique setting.
Directions From Hawkhurst head south out of town on the A229 (signposted Hurst Green). After approximately half a mile turn left on to the B2244 (signposted Cripps Corner). After approximately two miles turn left by the pub towards Bodiam. Continue down this road, and through the village, whereafter, having passed the Castle and crossed over the River Rother the land will be seen immediately on your left hand side before the level crossing. Alternatively from Hastings take the A21 north towards London and after approximately two and a half miles turn right on to the B2244 (signposted Sedlescombe). Continue along this road for approximately two and a half miles to Cripps Corner, taking a right hand turn on to the B2165 (signposted Staplecross). In Staplecross village, rather than bearing right with the main road, go straight on towards Ockham and Bodiam. The land will be seen on the right hand side, immediately after the level crossing.
Description The land has direct access off the Bodiam/Staplecross road via a locked double field gated entrance. This then opens out into a single block of low lying flat pasture (extending to approximately 24 acres) closed on three sides by stockproof fencing. Mains water is supplied to the block via a single drinking trough in the south-westerly most corner. The River Rother runs along the entire northern boundary. Fishing rights are in hand and are currently let to Rother Fishing Association for £310 per annum until 2008. The second entrance from the road provides access to the raised flood defence bank upon which the Environment Agency have a Right of Way. A public footpath hugs the northern and eastern boundary to a point part way along the southern boundary where it crosses the Kent and Sussex railway line.
