SITUATION  The land at Vines Bank is situated on the edge of the East Sussex village of Udimore, on the north side of the Udimore/B2089 Road, about 4 miles east of the Ancient Cinque Port of Rye and is conveniently situated for access to surrounding towns and villages and the main A259 and A21 roads.  The larger towns of Battle and Hastings are some 10 miles distant to the west and 11 miles distant to the south west respectively, both offering an excellent range of shops and services.

DESCRIPTION  The property presents an excellent opportunity to acquire a single block of productive farm land enjoying an elevated position with wonderful views across open countryside and the picturesque Tillingham Valley.   Access to the property is off the north side of the Udimore/B2089 road via a set of wooden field gates, leading onto a hard surface field track.  The holding, which is gently undulating with a slope on its eastern side, extends to some 21.68 acres.  The holding comprises 12.9 acres of mainly level ploughable land currently down to temporary grass and fodder beat, 7.78 acres of permanent pasture on the southeast part of the holding which slopes down to the eastern boundary and a small 1 acre wooded copse with mixed deciduous trees.   The land is delineated by way of a combination of chestnut spile/stock fencing and mature trees and hedgerows.  There are no public rights of way across the property.

SERVICES There is an established water supply to the holding distributed via various drinking toughs.  The exact supply arrangements are to be confirmed by the Vendor.

TENURE Farming is in hand and vacant possession will be granted upon completion.

FARMING  There is an established Entry Level Stewardship scheme on the land that can be continued or removed at the purchasers discretion.  The relevant area of  Single Payment Scheme entitlements are available by separate negotiation.
