LOCATION
The property is located on the west side of the A26 and just to the south of Budletts Roundabout on the edge of the East Sussex village of Maresfield.  The larger centre of Uckfield is some 3 miles to the south and offers a good range of shops and services as well as a main line train station.

DESCRIPTION
The land at Budletts Roundabout is a small triangular parcel of amenity woodland extending to about 0.44 acres, comprising a combination of mature trees and young plantation including ash, oak, hawthorn and holly.  The land presently has an open boundary on its eastern side where the property adjoins the grass verge beside the A26 and slopes down to the north to a small stream.  There is partial fencing along the western boundary where the property adjoins a pasture field.

RIGHTS OF WAY AND ACCESS
The property is presently only accessible on foot via the abutting verge at the side of the A26 which is maintainable as part of the public highway.  Vehicle access to the site is not readily available.  The property is offered for sale subject to and with the benefit of all existing rights of way, wayleaves and easements whether public or private and whether specifically identified or not.

OVERAGE
The land such will be subject to an overage clause entitling the Vendor (ESCC) to 30% of the uplift in value for a period of 20 years from the date on which the contract is made should the value of the land be enhanced through a change in planning use and or development.  Further details are available from the Agent upon request.
