Nursery with established and profitable online garden store business along with a 3 bedroom detached dwelling with large gardens located in a picturesque area of East Sussex.

Flowers Green Nursery is situated in a quiet yet accessible rural hamlet, nestled between the Pevensey Levels Nature Reserve to the south and the High Weald Area of Outstanding Natural Beauty to the north, just outside of Herstmonceux which is renowned for its magnificent moated castle.  Herstmonceux village centre is about a mile away and has a village store, post office,  a range of independent shops, pubs, restaurants,  medical centre and primary school. The larger town of Hailsham, offering a selection of supermarkets, high street shops, services and leisure centre is about 5 miles distant. The coast at Eastbourne is about 12 miles distant whilst the spa town of Royal Tunbridge Wells with its excellent shopping centre, numerous restaurants and extensive recreational opportunities is about 22 miles to the north.  Mainline train services to the City are available from Battle station (London Bridge/Charing Cross) or Polegate station (London Victoria), both approximately 9½ miles distant.  The property is well located for access to surrounding towns and villages with the main A22 Eastbourne Road about 5 miles to the west and the main A21 London Road some 11 miles to the west, both connecting to the M25 London Orbital.

An exceptional opportunity to acquire an established nursery along with its thriving online retail business. The site covers approximately 4.2 acres and incorporates a substantial barn style residence providing 2,125sq ft of accommodation, finished to a very high standard and set in large landscaped gardens. Beyond the residential element are a range of nursery buildings including 12 glass houses, polytunnel, packing shed, potting shed and office and beyond a small pasture field extending to about an acre.

Flowers Green Nursery operates a highly successful online only retail business, targeting both the individual consumer and corporate client. The business sells a vast variety of plants for the home and garden, some of which are grown on the nursery, as well as garden furniture and a wide range of gifts for the home and garden. The majority of sales are via the online marketplace platforms of Ebay and Amazon with some trading on its own website.

The present owners purchased the property in 2007 and initially operated a wholesale nursery business from the site. In wanting to capitalise on the rapid growth of the UK houseplant sector and recognising a demand for direct selling, the owners subsequently established the online plant retail business in 2012. The business has enjoyed excellent year on year growth advised as being between 30-40% per annum and presently employs 5 full time and 5 part time employees excluding the owners. The advised turnover for the year ending 31st December 2016 is £880,000 with an advised net profit of approximately £80,000.

The property and internet retail business are now offered for sale due to retirement. The business has grown organically with very little advertising or promotion and it is therefore considered that there is tremendous potential for further growth through marketing and advertising. All office and packing equipment is included in the sale apart from the owners PC. Intellectual property is also included in the sale. The guide price excludes stock which is to be negotiated separately. Further financial information is available upon request.

The residence was designed and constructed by the present owners in 2008. Planning consent for a dwelling on site was granted by Wealden District Council in 2007 and is subject to an Agricultural Occupancy Condition. The barn style accommodation offers a spacious and stylish modern 3 bedroom home of 2,125sq ft set out over two floors and finished to an extremely high standard throughout with solid timber doors and windows. Externally the residence presents elevations of dark stained weather boarding under a pitched slate tiled roof which is fitted with solar panels on the south facing roof.

Flowers Green Nursery is accessed off Church Road through a set of attractive brick pillars with brick walls and iron railings to the sides onto a drive leading into the property. The main drive leads to a pair of metal gates opening into a large tarmac parking area adjoining the nursery buildings. Almost immediately off the road entrance is a second and separate private tree lined gravelled drive leading to the residence and opening into a gravelled parking area giving access to the front entrance door. The large domestic gardens are set to the rear of the residence and are a most attractive feature of the property interspersed with a diverse array of plants, shrubs, trees and ornamental features including ponds and sitting out areas with a covered terrace skirting the rear of the residence. The residence is well screened from the road and adjacent nursery buildings by mature tree screens.

The property is presently serviced by a number of buildings set off a tarmac yard and parking/turning area including 12 glass houses each measuring approximately 47m x 9m covering approximately 55,000sq ft all with mypex flooring, concrete pathways, electric and manual vents and mostly fitted with an automatic watering system. One of the glasshouses presently serves as a warehouse for the business. Three glass houses have sliding benches and oil fired heating. Other buildings include a polytunnel (approx. 20m x 5m), packing shed, potting shed, office, tea room, water tank storage shed and garden sheds.

A planning consent, now lapsed, has been granted for a substantial new packing/storage building to service the business and this is in the process of being renewed.

To support future business expansion, the owners had previously obtained planning consent for a proposed new packing and storage facility, granted by Wealden District Council under reference WD/2013/2543/F. This has since lapsed and a new application has been submitted to Wealden District Council ref WD/2017/1288/F to effectively re-new the consent which is for a two storey building offering 7,000sq ft of space and incorporating storage and packing areas, staff rest room and office. It is anticipated that formal consent for the scheme will be granted in September 2017. Further documentation is available upon request.

Set at the foot of the glasshouses on the northern boundary is a small pasture field extending to about an acre and enjoying superb views to the north west over open countryside.

The sale does not include stock. Stock is available by separate negotiation. A full stock inventory is available upon request.
