Oakside Farm Green Lane, Ringmer

An attractive agricutlrual/equestrian smallholding in a quiet rural yet accessible location - IN ALL ABOUT 23.4 ACRES

SITUATION
Oakside Farm lies to the north east of the Sussex village of Ringmer, set in a secluded rural position off Green Lane yet with excellent access to the main A22 and A27 roads. The property enjoys a wonderful outlook over surrounding countryside with views to The South Downs. The county town of Lewes is some 4.5 miles to the south west and offers an excellent range of amenities whilst the larger coastal town of Brighton is about 15 miles to the west. Hailsham, situated some 11 miles to the west, has a market with regular livestock and machinery auctions as well as a monthly Farmers Market. The equestrian centres of Golden Cross and Crockstead are both nearby with The All England Jumping Course at Hickstead about half an hour away by road.

DESCRIPTION
Oakside farm presents a rare opportunity to acquire an attractive and well located agricultural/equestrian smallholding with potential for further development (subject to all necessary planning consents). The property is set in a single block and extends to some 23.4 acres, enclosed via a combination of stock fencing and mature trees and hedgerows with a small stream on the eastern boundary and comprises a substantial 100’ x 40’ modern steel framed general purpose barn enclosed by concrete blocks and Yorkshire boarding all under a corrugated fibre cement roof. The barn has sliding doors to each end and mains power and water connected. The land is subdivided into three enclosures and is mostly level pasture, maintained by cropping and the grazing of horses and livestock. To the south east corner of the property there is a young woodland plantation covering about 1.5 acres. Access to the property is made via a metal field gate just off Green Lane whereafter a hard access track leads into the holding and to the barn.

SERVICES

Mains water and electricity are connected to the holding via private metered supplies with power and water to the barn and water distributed throughout the holding by way of drinking troughs.

PLANNING

Consent for the general purpose barn was granted under reference LW/04/0766 and also LW/05/0483.

RIGHTS OF WAY

There are no public rights of way across the property. The land is sold subject to rights of access in favour of named parties for the purpose of maintaining services that pass through the property.
