SITUATION
The Farm is situated in an unspoilt rural location part way along Hammer Lane, in between Cowbeech and Warbleton. Set in the heart of the Weald the property enjoys far reaching views across open land to countryside beyond. The towns of Hailsham and Heathfield are some 4.5 and 5.5 miles distant respectively with Eastbourne about 13 miles to the south and Brighton about 25 miles to the east. The nearest mainline station is 9 miles away at Polegate.

DESCRIPTION
The Farm has road frontage on its most eastern boundary giving direct access off Hammer Lane onto a private tarmac drive and through a lockable five bar field gate. The drive opens out into a concrete yard in between, and surrounding, the substantial farm buildings complex. Approximately 12,000 square feet of covered space is provided within the area via 12 concrete/fibre cement Nissan huts and associated timber lean-tos and breeze block stores. The grassland immediately adjoins such and is currently sub-divided into paddocks extending to approximately 6 acres. Sloping gently westwards, the property is enclosed by a combination of fencing, mature shrubs and trees with stream frontage on the western boundary. The site was previously part of a sizeable nursery and has been used for a variety of purposes including the keeping of chickens, horses and most recently, used a mushroom farm.

SERVICES
The property is supplied by mains electricity and water. There is an established outside WC with private drainage.
