SITUATION
Coggers Shaw Stables lies to the south of the Sussex village of Horam set in a secluded position just to the east of and directly accessible from the A267 road enjoying a wonderful outlook over traditional Wealden countryside. The market towns of Heathfield and Hailsham lie some 4 miles to the north and 6 miles to the south respectively, both towns offering a good range of local shops and amenities. The coastal town of Eastbourne is just under half an hour’s drive. The equestrian centres of Golden Cross and Crockstead are both nearby. British Eventing hold affiliated Horse Trials at Firle Place, Brightling Park and Eridge whilst shows affiliated to British Show Jumping are held at Golden Cross, Felbridge, Hickstead and Pyecombe.

DIRECTIONS
From Heathfield head southwards on the A267 towards Horam. From Horam continue on the A267, after about half a mile passing the Chiddingly Road junction then the May Garland Public House on the right hand side. The entrance to Coggers Shaw Stables is situated some 350 yards after the pub on the left hand side. The property entrance way is set a little way back from the highway and not immediately obvious. There is space for a vehicle to turn off the highway and stop in front of the secured metal field gate at the entrance.

Alternatively, from the Hailsham area and A22, at the Boship roundabout take the A267 northwards towards Heathfield and continue for some 3.5 miles whereafter the entrance to the property is situated on the right hand side just after a traditional tile hung farmhouse.

DESCRIPTION
The property presents a rare opportunity to acquire an attractive equestrian smallholding comprising a stable yard providing four block built 12’ x 12’ loose boxes, a secure tack room and open fronted hay/feed store with an area of concrete standing to the front of the buildings. The property extends to some 23.9 acres being 16.9 acres of well maintained level pasture subdivided into paddocks and 7 acres of traditional mixed woodland with steep inclines in places all enclosed by way of a combination of post and rail, stock fencing, field gates, mature trees and hedgerows and woodland with a small stream to the south west boundary running through the wood.
