A rare opportunity to acquire a workable nursery with significant development and income potential in a sought after rural location.
GENERAL REMARKS AND INFORMATION
Glyndley Nursery extends in total to approximately 1.8 acres in size and consists of a wholesale Nursery with associated fixtures and fittings. With an approximate total of 14,500 sq ft of covered floor space.
These include a general purpose, steel construction, Dutch Barn (approx 1,500 sq ft) used for storage, 10 old but usable interlinked glasshouses (approx 10,000 sq ft) used for the setting out and growing on of plants, a large polytunnels (approx 2,000 sq ft) for similar uses and a brick and tile construction office block (approx 975 sq ft including first floor storage) used as staff quarters and for meetings.
In association with such there are other structures, including a pole barn/lean-to used for potting and sorting, a large above ground water reservoir and a breeze block construction loo block and electricity shed. All of these structures/features are interlinked via a central concrete/hardcored track with various gravelled setting out areas in close proximity. Access to the area is via one of two double gated access points from the main drive to Glyndley Manor, over which the property enjoys an unencumbered right of way.
Location
All parts of the property are accessed from the B2104 Hailsham Road. Situated approximately 2 miles to the south of Hailsham and 6 miles to the north of Eastbourne, the property is well located in terms of its proximity to extensive residential areas with links to associated main roads, railway connections and if needs be national airports.
Fixtures and Fittings
The site is fully enclosed by a sizeable netted, barbed wire topped, fence, with the maintenance of such being partly the responsibility of the Manor. The glasshouses and polytunnels have overhead sprinkler systems with Mypex lined beds/set out areas and associated internal concrete paths. One of the glasshouses is heated with an oil-fired Riello 40 boiler. Some of the external gravelled set out areas have overhead wires and some irrigation. There are two toilets and hand sinks in the loo block. The office is fitted with a small kitchen which doubles as a staff mess room.
Services
Glyndley Nursery are supplied with mains water, electricity (three phase to the Nursery), private drainage and separate telephone connections.
Access/Public Rights of Way
As established on associated Title Deeds there are various rights of access to various properties through one another. Principle accesses are as follows. West Lodge is directly accessed from the Hailsham Road via a wide, secure and gated, access in to a hard standing parking area in front of the property. Glyndley Nursery is, as described above, accessed via one of two wide double gated access points from the main Glyndley Manor drive.
