Residential Lets - Landlords required to provide EPC from 1st October 2008
From 1st October 2008, if you are renting out a residential property, you will need to provide an Energy Performance Certificate to any prospective tenant as soon as the property if marketed. There is no need to obtain an EPC for an existing tenancy, ie, a tenancy agreement entered into before 1st October, only at such time as the existing tenancy terminates and a new agreement is entered into. Once obtained a certificate is valid for up to 10 years and if an EPC still exists when changing tenants, no new certificate is required. Holiday lets are exempt from the requirement for an EPC.
